Portfolio and non-QM divorce loans

When Fannie and Freddie say no, there are still ways to keep the house

Divorce files rarely fit a standard checklist. Besides conventional, FHA and VA loans, I have access to portfolio and non-QM programs that look at the whole picture: your assets, your settlement, your real income.

These loans often have a somewhat higher rate or need more down than standard financing, and many clients refinance into a conventional loan later. I'll always show you every option side by side.

Out of the box options

Situations I can often solve

Qualify on your assets

Use savings, investments, retirement accounts or your settlement funds as income, even if your paychecks alone don't support the payment.

Self employed income

Qualify with bank statements or 1099s instead of tax returns, so write offs don't hold you back.

Buyouts that miss the agency rules

Buy out your spouse even if you haven't owned or lived in the home together long enough for Fannie Mae or Freddie Mac.

New or short term support

Count spousal or child support with less receipt history, or less time remaining, than standard loans allow.

Credit hit during the divorce

Late payments, a bankruptcy or a short sale tied to the divorce don't have to end the conversation.

Interest only payments

Lower your payment while your income settles after the divorce, then refinance or pay down later.

Keep the rental properties

Qualify on a rental's own income with a DSCR loan, without counting it against your personal ratios.

Bigger buyouts and higher ratios

Jumbo buyouts in high value California homes, and debt ratios above standard limits.

Programs, rates and terms vary and change often. Not all borrowers qualify. All loans are subject to credit approval and program guidelines.

Common questions

Portfolio loans and divorce

What is a portfolio or non-QM loan?

It's a loan that doesn't follow Fannie Mae or Freddie Mac rules. The lender or investor sets its own guidelines, which lets them look at the whole picture instead of a checklist. That flexibility usually comes with a somewhat higher rate or a larger down payment than a standard loan.

Can I refinance into a standard loan later?

Often, yes. Many clients use a portfolio loan to get through the divorce and keep the house, then refinance into a conventional loan once they have more income history or seasoning. We plan for that from the start.

Will a portfolio loan cost more?

Usually somewhat, but not always by much. I'll show you the portfolio option side by side with any standard option you qualify for, so you can decide with real numbers.

Turned down elsewhere?

Get a second look

If a bank or another lender told you no, it may have only checked Fannie Mae and Freddie Mac rules. Send me a few details and I'll tell you plainly whether a portfolio option can work, and what it would cost.
